Terms & Conditions

  • The allotment of property by the company against the registration application shall be done within 6 Month from the date of registration by the company.
  • The company shall pay the simple interest @8%P.A over the deposited amount if the company is not in a position to allot the property to the applicant within the foresaid spacified     period only in the case of widthdrawal, except due to the reasons force majeure.
  • All charges, expenses, stamp duty, court fee, official fees etc. towards documentation, execution & registration of sale / conveyance deed, including normal documentation & services     charges, legal charges & other incidentals expences will be borne & paid by the allottee. If the company incurs any expenditure towards the registration of the until, the same shall be     reimbursed by the authorities at the time of registration is discounted due to reason of prior payment of some / all charges by the company. Such discount availed by the company     shall be reimbursed to the company prior to the registration.
  • The registration amount deposited by the application shall be adjusted at the time of allotment with the allotment money to be paid by the applicant
  • The rates are for the indicated super area and are inclusive of first transfer charges.
  • The super area means the covered area of the demised premise inclusive of the area under the periphery wall , area under columms and walls within the demised premises, half of     the area of the wall commands with the other premises , cupboards, plumbing shafts of the demised premises, total area of balconies, 50% of the terrace area , and proportionate     share of the common area like common lobbies , lifts , staircases, machine room , mummty, electric substation , and other services and other common areas etc, The total extent of     common area may vary between 15% to 20% of the char gable super area.
  • No resale of the unit allowed until 30% of the payment has been made by the first buyer.
  • The applicant will have to take the prior written permission to transfer his/ her registration of property from the company & will have to pay the processing fees as decided by the     company from time to time.
  • One car parking is compulsory subject to the availability.
  • All natural products such as tiles, marble stones & wood etc. may have slight variations in texture , colour & behavior & may have surface cracks.
  • In case of cancellation of the registration before allotment, the deposited amount only , without any interest will be returned to the applicant without any deduction within 180 days from     the date of cancellation. However, in case of cancellation of the registration after the allotment of the property, 10% of the deposited of amount     will be dedicated & the balance     amount will be returned to the applicant within 180 days from the date of cancellation.
  • The company reserves its right to cancel the registration / allotment if the future payments are delayed by 2 months.
  • All payments towards the cost of property shall be made through cheque or DD only in favour of DBF Infrastructure Pvt. Ltd. at Ghaziabad.
